Membership Information


Types of Membership

Permanent Full Member - These members receive all benefits of the neighborhood Swim/tennis facilities and parties. They are obligated to pay the annual dues. New Full members must pay a $400 initiation fee (50% discount to new homeowners who join within 90 days of closing). $413.43 annually due on March 1st.

Permanent Associate Member - These members receive all benefits of the neighborhood with the exception of the Swim/tennis facilities. They are obligated to pay the annual dues. New Associate members must pay an initiation fee (50% discount to new homeowners who join within 90 days of closing). $209.47 annually due on March 1st. Associate Member homes convert to Full Member homes upon sale.

Convey - Although not technically a member, a convey home agrees that upon sale of their home it will "convey" to the HOA and become a Permanent Full Member. Conveys do not pay HOA dues and do not have any of the rights of a Permanent Member, but they do have the benefit of listing their home as a swim / tennis and HOA home in the FMLS when they sell.
 
Seasonal Users - If you live outside of Saddle Creek but would like to use our facilities, you can sign up to be a Seasonal User and partake in all of the swim/tennis facilities and any social parties. $413.43 annually.

Permanent Member Information
  • New Permanent Members must pay an initiation fee of $400 for Full and TBD for Associate. If a new homeowner joins within 90 days of closing, they can join at a 50% reduction in the initiation fee.
  • Only Permanent Members or Conveys (Grandfathered) can list the house as swim/tennis amenities in the MLS.
  • Saddle Creek amenities include:
    • Pool
    • 8 tennis courts, of which 4 are lighted
    • Street lights
    • 2 Clubhouses
    • Playground
    • Underground utilities

Membership History
Unlike some neighborhoods, Saddle Creek had a a voluntary membership Homeowners' Association until July 2003

When a neighborhood coverts to "permanent membership HOA" from a "voluntary HOA", homeowners are given a choice to commit their home and join the association. No one can be forced to join.

If someone chooses to join and signs the contract, which is filed with the county, the home is PERMANENTLY committed to the association and MUST pay the annual association dues and the home is subject to all covenants and rules of the HOA. This commitment is with the HOME and follows the house to any new owners upon resale. 

In 2007 the Members approved (by a 2/3rds majority) to add an additional level of Permanent Members, and the Associate Membership was made available.

Membership FAQs
What information do I share when selling my home? 
If you are a Member or have Grandfathered/Conveyed your home to permanent membership, you should disclose this information when selling your home. Please discuss with your attorney and real estate agent.

If you are not a Member or have not Grandfathered/Conveyed your home, you should disclose that your home is not a Member of the Homeowner's Swim/Tennis association.

If you are not a Member or have not Grandfathered/Conveyed your home, you cannot list your home on the MLS with the amenities of HOA/Swim/Tennis.

What if I don't join? 
If you don't join, you are under no obligation to the HOA nor the HOA rules and regulations. Along with that, the HOA is under no obligation to you. You do not have a vote in board elections, you do not have a vote on how money is spent, and you can not use the amenities or facilities or join as a "seasonal" member. 

What about the new owner, if I sell my house and I am not a member? 
"Membership follows the house". If you sell your house, the new owner will NOT be a member of the HOA but will have the choice to join. New members must pay an initiation fee of $400. If a new homeowner joins within 90 days of closing, they can join at a 50% reduction in the initiation fee. 

How many houses are Permanent? 
There are about 509 homes in SC and 240+ homes signed up for permanent membership and the number is growing.

Member Referral Credit 
As a permanent member, you are eligible for a $25 referral credit for EACH new permanent member you refer.

This $25 will be applied against your next annual membership fee. Just have the new member give your name & address when they sign up to receive the credit. (Sorry, no cash only credits)
